Rent reviews/Dispute resolution/Lease renewal
John Spacey is a Member of the RICS Arbitrators Panel, and also the RICS Independent Experts’ Panel, and has unrivalled knowledge of rental values for licensed property throughout Kent and the South East. We are able to advise with regards rent reviews, and lease renewal matters and act for both Landlords and Tenants. Properties covered include, traditional public houses, town centre bars and clubs, hotels, both privately owned and corporate, and nightclubs.

Rating appeals – business rates are a growing burden to all businesses, usually the second or third expense behind rent and staff wages. Porters have undertaken rating appeal work for many years, both on a retained basis for corporate clients, and on one off appeals for individuals. Currently appeals can be made against the 2005 rating list entry, and further appeals can be made if trade at a particular public house has been affected by immaterial change of circumstance. Business Rates
Business Rates have been a growing and significant cost on all small businesses for a number of years. We handle many rating appeals for clients each year and have an excellent record in achieving reductions in assessments and rates payable.
Nigel Thirkell has been settling rating appeals on leisure properties for over 20 years acting for many major clients during that time.
Recent settlements have seen a nightclub in Brighton have its assessment reduced from £92,500 to £50,750 saving our clients in the region of £18,000 per annum and a hotel and golf complex in Suffolk where the rating assessment was reduced from £185,000 to £134,000 with savings of over £22,000 per annum.
In addition, many public houses have had reduced assessments from the 2005 Rating Revaluation and now appeals on the basis of the Smoking Ban having affected trade along with other MCC appeals are beginning to be settled.
